UH, MENDOCINO FARMS, UH, IS INTERESTED IN TAKING THE NORTHWEST CORNER OF, UH, THIS GROUND FLOOR IN BUILDING D, WHICH FOR THOSE THAT DIDN'T HAVE ON ROYAL IS THE OLD SERVICE MERCHANDISE BUILDING, THE BIG BUILDING, UH, IN THE BACK OF THE PROPERTY, UH, THEY'RE PROPOSING, UH, TO OCCUPY A TOTAL OF 3,795 SQUARE FEET THAT WOULD INCLUDE, UH, ALMOST 700 SQUARE FOOT OUTDOOR PATIO. THEY HAD KIND OF MARKED THIS AREA OFF AS A POTENTIAL RESTAURANT SITE. SO THERE WERE, THEY ALREADY ACCOUNTED FOR POTENTIAL PATIO AREA HERE. UH, NO PARKING ISSUES. UH, THIS PROPERTY HAS A MIXED USE RATIO OF ONE PARKING SPACE FOR EVERY 200 SQUARE FEET. AGAIN, THIS WAS ALL CONTEMPLATED. SO THEY HAVE PLENTY OF PARKING ON THE SITE, ALL OF THE LANDSCAPING AND THE FACADE IMPROVEMENTS ARE HAPPENING AS PART OF THE PROJECT THAT WAS ALREADY APPROVED THE LARGER INNOVATION OF WHOLE PROPERTY.
