UH, IT WAS APPROVED FOR THE SPECIAL USE PERMIT IN 1992 FOR THE SPRING CREEK BARBECUE.
AND THIS REQUEST TONIGHT IS FOR A NEW, UM, SPECIAL USE PERMIT REQUEST, UH, FOR A, A RESTAURANT WITH THE PROPOSED SITE AND, AND BUILDING MODIFICATIONS.
THE APPLICANT IS PROPOSING TO UTILIZE THE EXISTING BUILDING, IT'S JUST OVER 6,000 SQUARE FEET.
THEY ARE NOT PROPOSING ANY EXTENSIVE INTERIOR, UM, MODIFICATIONS.
THEY WILL LARGELY USE, UH, WHAT IS EXISTING TODAY, UM, UPDATE IT AS NEEDED AND, AND UPDATE THE KITCHEN AS WELL.
THEY'RE ALSO PROPOSING TO ADD A 1700 SQUARE FOOT PATIO TO THE FRONT OF THE BUILDING, AND IT SLIGHTLY EXTENDS, UM, TO, ON THE NORTH SIDE OF THE BUILDING, UH, WHICH IS, UH, ON THE RIGHT SIDE OF THE FLOOR PLAN IS SHOWN.
THE, UH, RESTAURANT WILL PROVIDE A SEATING INSIDE FOR 230 FLOOR FOUR CUSTOMERS AND 86 ON THE PATIO THROUGH A VARIETY OF OF BOOTH BAR TABLE SEATING.
UH, THERE'S ALSO PROPOSED TO BE PATIO TABLES ON THE, UM, EXTERIOR OF THE BUILDING ON THE NEW PATIO.
THEY'RE PROPOSING THE SALE OF ALCOHOL FOR ON-PREMISE CONSUMPTION, AND THE PROPOSED HOURS OF OPERATION ARE, UH, 11:00 AM TO 10:00 PM SUNDAY THROUGH THURSDAY, AND THEY'RE PROPOSING TO REMAIN OPEN AN ADDITIONAL HOUR UNTIL 11:00 PM ON FRIDAY AND SATURDAY.
UM, SINCE THEY ARE, UH, THIS PARTICULAR RESTAURANT REALLY LEANS INTO AND, AND LIKES THE, UM, KIND OF RUSTIC, UH, KIND OF AUTHENTIC TEXAS RODEO ATMOSPHERE.
AND SO, UH, THIS PARTICULAR SITE WAS PERFECT AS IT ALREADY KIND OF, UH, EMBODIED A LOT OF THAT, UH, DESIRED ATMOSPHERE, WHICH IS WHY THEY'RE PROPOSING TO RETAIN A LOT OF ITS CHARACTER FOR THE PARKING ON SITE.
UH, IT DOES EXCEED THE MINIMUM REQUIRED.
SO 102 PARKING SPACES ARE PROVIDED ON SITE AND EVEN, AND WITH THE ADDITION OF THE NEW PATIO,

THE APPLICANT IS PROPOSING TO CHANGES TO PARALLEL SPACES, UH, IN ORDER TO, UM, MAKE SURE THAT VEHICLES DON'T, UM, ENCROACH INTO THE FIRE LANE.
ADDITIONALLY, UM, GIVEN THE NEARBY MULTI-USE PATHS, UM, NEW AND, AND PROPOSED IN THE FUTURE, THE APPLICANT IS ALSO PROPOSING THREE BICYCLE RACKS, UH, WHICH IS LOCATED IN THE SOUTHWEST CORNER OF THE BUILDING.
THIS SITE, UH, HAS BEEN VACANT FOR MANY YEARS, AND SO, UH, WE SEE, UH, KIND OF A LACK OF GENERAL MAINTENANCE AS IT RELATES.
THE APPLICANT IS PROPOSING TO REINSTALL, UM, AND, AND MAINTAIN AND MANICURE A LOT OF THE LANDSCAPING ON SITE.
SO IT DOES MEET THE INTENT OF, UH, THE ZONING ORDINANCE AS IT RELATES TO LANDSCAPING.
SO THEY WILL PROVIDE NEW SHRUBS, PERENNIALS, GROUND COVER, UM, AND ORNAMENTAL GRASSES THROUGHOUT THE SITE.
THEY'RE ALSO PROPOSING SOME ENHANCED LANDSCAPING SURROUNDING THE PATIO, SO THEY'LL INSTALL SOME DESERT WILLOWS AS WELL AS SOME ORNAMENTAL GRASSES AND VINES, WHICH WILL, UH, IS IT INTENDED TO EVENTUALLY PROVIDE SOME SHADE FOR THAT AREA.
SO STAFF, UH, DURING THIS PROCESS IDENTIFIED, UH, THREE TREES ON SITE THAT WERE UNHEALTHY DUE TO, UH, WHETHER IT WAS EXTREME WEATHER CONDITIONS, LACK OF WATER, UH, A VARIETY OF REASONS, UH, BUT THOSE TREES WERE DEEMED UNHEALTHY AND AND NEEDED TO BE REMOVED.
THE APPLICANT IS MITIGATING THOSE ON SITE WITH AN EIGHT CALIBER INCH TREE AND TWO SIX CALIBER INCH TREES.
ADDITIONALLY, THERE WAS A FOURTH TREE THAT STAFF ASKED THE APPLICANT TO REMOVE THAT IS ACTUALLY ON TOWN PROPERTY ON THE ADJACENT LOT.
SO THEY'RE ALSO REMOVING THAT TREE AND MITIGATING THAT TREE ON THE TOWN PROPERTY AS IT DOES PROVIDE SCREENING FOR THIS, UM, RESTAURANT.
ADDITIONALLY, THERE IS NEW LANDSCAPING ALONG THE MIDWAY ROAD CORRIDOR THAT THE TOWN WILL BE INSTALLING, UH, WITH THE MIDWAY ROAD REVITALIZATION PROJECT, AND THAT IS SHOWN ON THE LANDSCAPE PLAN AS WELL.
THE APPLICANT IS PROPOSING TO, UM, MAINTAIN MOST OF THE EXTERIOR FACADE.
THEY'RE PROPOSING SOME MINOR UPDATES TO KIND OF REFRESH THE BUILDING.
UM, AND THEN THE MOST SIGNIFICANT CHANGE IS THE, UM, ADDITION OF THE NEW PATIO ON THE FRONT WITH A STEEL PERGOLA.
THERE'LL ALSO BE A PERIMETER FENCING THAT WILL BE CONSTRUCTED OF MASONRY WITH CABLE WIRES, UH, TO ENCLOSE THAT PATIO AREA.
AND HERE IS A, UH, A COLORED FACADE PLAN OF THE FRONT OF THE BUILDING, UH, WHICH FACES TOWARDS MIDWAY ROAD.
THE APPLICANT NOTIFIED ALL PROPERTY OWNERS WITHIN 200 FEET OF THE SITE, AND THAT INCLUDED 30 RECIPIENTS.
AND WE HAVE NOT RECEIVED ANY RESPONSES TO THE REQUEST, AND STAFF RECOMMENDS APPROVAL OF THE REQUEST, UH, WITH THE CONDITION THAT THE APPLICANT SHALL NOT USE TERMS OR GRAPHIC DEPICTIONS RELATED TO ALCOHOL ON EXTERIOR SIGNAGE.

SO, AS IT EXISTS TODAY, UM, THE, THIS BUILDING IS, UH, JUST OVER 41,000 SQUARE FEET AND FIVE STORIES.
THE FIRST FLOOR IS ALREADY, UM, USED AS A PARKING GARAGE, AND THAT WILL BE, THAT WILL PROPOSE TO MAINTAIN, UH, THIS IS A BIT UNIQUE IN THAT THE BUILDING WAS DESIGNED THAT THE SECOND FLOOR COULD BE USED AS PARKING IN THE EVENT THAT OTHER USES BETWEEN THIS, UH, THIRD AND FIFTH FLOOR WARRANTED A HIGHER PARKING DEMAND.

IT IS NOT INTENDED THAT THIS AREA WOULD BE OPEN TO THE PUBLIC FOR VIEWING OR OTHERWISE, UM, BUT SPECIFICALLY THAT, UH, CUSTOMERS OR INDIVIDUALS WOULD, WOULD LEASE A SPOT TO STORE THEIR RARE VEHICLE.

UH, HOWEVER, THE APPLICANT IS NOT PROPOSING TO MODIFY THE OVERALL PARKING PROVIDED ON SITE.
UH, SO 46 SPACES, UH, OF PUBLIC PARKING ARE PROVIDED THROUGH SURFACE AS WELL AS ON THE GROUND FLOOR OF THE BUILDING.
AND THEN ADDITIONALLY, THERE ARE NO, UM, MODIFICATIONS AT THIS TIME PROPOSED TO THE EXTERIOR FACADE OF THE BUILDING.
IT WILL STILL APPEAR THE SAME.
HOWEVER, I WOULD LIKE TO POINT OUT THAT, UM, IT WILL BE A REQUIREMENT OF BUILDING CODE TO MEET PROPER VENTILATION IF THERE ARE TO BE VEHICLES ON THE SECOND FLOOR, UH, WHICH IS A, A PROPOSED CONDITION, WHICH I'LL TOUCH ON IN A MOMENT.
FOR THE OPEN SPACE AND LANDSCAPING MODIFICATIONS, UH, THE APPLICANT HAS PROPOSED TO USE, UH, TO MODIFY WHAT WAS PREVIOUSLY APPROVED LAST FALL, UH, AND USING A A ZERO ESCAPING METHOD, OR COMMONLY REFERRED TO AS, AS WATER WISE OR SOMETHING SIMILAR.
THE INTENT OF THIS IS TO, UM, NOT UTILIZE A LOT OF TURF OR SOD ON THE SITE AND REALLY UTILIZE HARDIER MORE DROUGHT RESISTANT PLANT MATERIALS, UM, AND ALSO SO AN EFFORT TO REDUCE IRRIGATION USE AND ALSO PROVIDE A BETTER AESTHETIC YEAR AROUND, UH, FOR THE SITE STAFF HAS DETERMINED THAT THIS PLAN DOES MEET OUR REQUIREMENTS AS THEY HAVE SIGNIFICANTLY INCREASED THE PLANT MATERIAL.
SO WHILE THEY'RE USING A LOT OF, UM, KIND OF GRAVEL OR, UH, DECOMPOSED GRANITE ON THE SITE AS THE SERVICE MATERIAL, THEY HAVE SIGNIFICANTLY INCREASED THE AMOUNT OF INDIVIDUAL PLANTS THAT ARE IN THOSE BEDS.
STAFF NOTIFIED ALL PROPERTY OWNERS WITHIN 200 FEET OF THE SITE, UH, WHICH INCLUDED 10 RECIPIENTS.
AND WE HAVE NOT, NOT RECEIVED ANY RESPONSES.
AND, UH, STAFF DOES RECOMMEND APPROVAL OF THIS REQUEST, UH, FOR A PD AMENDMENT, UH, WITH THREE CONDITIONS.
AND THAT'S, THAT MEANT, EXCUSE ME, THAT MECHANICAL VENTILATION IS PROVIDED, UH, AS DICTATED BY THE BUILDING CODES.

UM, THIS GENERALLY ENCOMPASSES THE, UH, JUST UNDER 14 ACRES.
IT'S LOCATED, UH, SOUTH OF ADDISON CIRCLE OR FESTIVAL WAY, AND ALSO, UM, ADJACENT TO THE DART RAIL LINE AND, UM, GENERALLY BISECTED BY SPECTRUM ROAD, UH, AS WELL.
SO THIS REQUEST IS, UH, TO AMEND, UM, VARIOUS ITEMS RELATED TO THE ORIGINAL ZONING OF THIS CASE THAT WAS PREVIOUSLY APPROVED BACK IN FEBRUARY, 2023.
UH, THERE ARE NO PROPOSED MODIFICATIONS TO THE PERMITTED USES, HOWEVER, THERE ARE PROPOSED MODIFICATIONS, MINOR MODIFICATIONS TO DEVELOPMENT STANDARDS, UH, AS WELL AS THE ASSOCIATED DEVELOP CONCEPT PLAN FOR THE OVERALL REZONING.
AND THEN, UM, MODIFICATIONS TO THE DEVELOPMENT PLANS FOR, UH, TWO AREAS OF THIS PROJECT, UH, INCLUDING THE PARKING GARAGE AND OFFICE, WHICH ARE LOCATED, UH, ON THE, UH, WESTERN SIDE OF THE PROJECT ADJACENT TO ADDISON ROAD, AND THEN AS WELL AS THE MULTIFAMILY TOWER, UH, WHICH IS LOCATED AT THE SOUTHWEST CORNER OF, UH, FESTIVAL WAY IN QUORUM DRIVE.
SO, UH, SOME OF THIS I JUST DESCRIBED BEFORE YOU, UM, BUT THIS, THE TOWN HAS ENVISIONED THIS AREA TO BE A TRANSIT ORIENTED DEVELOPMENT FOR A LONG TIME.
UH, THE TOWN BEGAN ASSEMBLING THE LAND BACK IN THE NINETIES, UH, TO, UH, ANTICIPATE A FUTURE RAIL COMING THROUGH THIS AREA.
AND FOR MANY YEARS, UM, WE HAVE BEEN WORKING TOWARDS THAT GOAL.
UM, AS I MENTIONED, THE ORIGINAL ZONING, WHICH WE'RE PROPOSING TO AMEND THIS EVENING, WAS APPROVED LAST YEAR IN 2023.
AND, AND THIS REQUEST WOULD, UH, AMEND THAT APPROVAL AND, UH, ALSO ADD THAT THE REQUEST THAT YOU'RE CONSIDERING THIS EVENING IS ALL CONSIDERED WITHIN PHASE ONE OF, UH, THE PROJECT.
SO BEFORE YOU'RE THE VARIOUS CONCEPTS OF THE PROJECT, UM, SPECIFICALLY STARTING ON THE LEFT AND MOVING TO THE RIGHT, WE HAVE THE OFFICE AND, UM, PARKING GARAGE, AS WELL AS THE RETAIL ENTERTAINMENT NODE IN THE CENTER.
UH, THREE IS THE MULTIFAMILY, UH, TOWER.
AND THEN YOU HAVE THE MID-RISE TOWER ON THE OTHER SIDE OF QUORUM DRIVE.
SO GOING THROUGH EACH OF THESE, UH, AS IT RELATES TO THE DEVELOPMENT PLAN, UM, TALKING ABOUT WHAT THE SPECIFIC AMENDMENTS ARE, UH, OBVIOUSLY THERE WAS A LOT OF DISCUSSION AT THE LAST MEETING, UH, WHERE STAFF ULTIMATELY PROPOSED TO, UM, DELAY THIS PROJECT OR POSTPONE THIS PROJECT UNTIL THIS EVENING SO WE CAN FURTHER EVALUATE, UH, SOME OF THE CHANGES.
UM, SO I'M GOING TO GO THROUGH, UM, SAME ITEMS THAT WERE PRESENTED AT THE LAST MEETING, AND I WILL HIGHLIGHT ANY THAT ARE DIFFERENT FROM THOSE, UH, FROM OUR MARCH MEETING.
SO ALL OF THE PROPOSED CHANGES AS IT RELATES TO THE OFFICE AND PARKING STRUCTURE, UH, ARE THE SAME AS WERE PREVIOUSLY PRESENTED LAST MONTH.
UH, SO THAT GENERALLY, UM, RELATES TO THE REORIENTATION OF THE OFFICE BUILDING, UH, TO PROVIDE THE RETAIL NODE TO KIND OF BLEED OUT IN FRONT OF IT TO ALLOW BETTER CONNECTIVITY IN, IN RELATIONSHIP ACROSS FESTIVAL WAY, UH, FOR THE RETAIL AND ENTERTAINMENT AREA.
THERE'S ALSO PROPOSING, UH, TO BE A ROOFTOP AMENITY FOR THE, THE, UH, OFFICE BUILDING.
AND WITH A INTRODUCTION OF A NEW CO-DEVELOPER, A QIP ON THIS PROJECT.

THE GENERAL ARCHITECTURAL, UM, APPEARANCE AND THE CONSTRUCTION TYPE OF THE BUILDING.SO THEY'RE PROPOSING A HYBRID MASS TIMBER CONSTRUCTION ON THE OFFICE BUILDING SPECIFICALLY.
THEY'RE ALSO PROPOSING, UH, TO USE A LIVING SCREEN ON THE PARKING GARAGE, WHICH IS, UM, SHOWN BETTER IN, IN THE FACADE PLANS OR THE RENDERINGS OF THAT AREA, UH, TO PROVIDE ADDITIONAL SCREENING FROM ADDISON ROAD.
THE PROPOSED CHANGES, UH, TO THE RETAIL RESTAURANT NODE, UM, ARE, ARE FAIRLY SIGNIFICANT.
HOWEVER, THE PROGRAMMING IS STILL, UH, LARGELY REMAINING THE SAME.
SO RATHER THAN, UH, MULTIPLE SMALLER BUILDINGS, THEY ARE PROPOSING TO HAVE THREE BUILDINGS.
HOWEVER, THERE'LL BE A LARGER FOOTPRINT.
IT'LL BE ABOUT 18,000 SQUARE FEET OF, OF RETAIL RESTAURANT ENTERTAINMENT SPACE, UH, WHICH IS CONSISTENT WITH WHAT WAS, UH, PREVIOUSLY PROPOSED.
UH, JUST ONCE AGAIN CHANGING THE ORIENTATION OF THIS AREA.
SO YOU HAVE BETTER CONNECTIVITY ACROSS FESTIVAL WAY AND INTO ADDISON CIRCLE PARK.
UM, WE ALSO HAVE, UM, KIND OF A TEASER PARKING LOT AREA, UM, ON THE SOUTH, ON THE SOUTH SIDE OF THE PARK, OR EXCUSE ME, THE OFFICE BUILDING, UH, WHICH ALSO HAS, UM, KIND OF SIGHT LINES OR CONNECTIVITY TO THE, UH, DART STOP, UH, THE RAIL LINE STOP AT THAT POINT.
THE PROPOSED CHANGES AS IT RELATES TO THE MULTI-FAMILY TOWER, UH, WHICH IS, UM, AT THE INTERSECTION OF FESTIVAL WAY AND QUORUM DRIVE, IS TO INCREASE THE NUMBER OF FLOORS TO 15.
UM, THIS DOES NOT INCREASE THE OVERALL HEIGHT OF THE BUILDING.
UH, AFTER FURTHER, UM, I GUESS EXPLORATION OF THE SITE, IT WAS DISCOVERED THAT THERE WAS A MORE SIGNIFICANT GRADE CHANGE ON THE SITE THAN WAS PREVIOUSLY ANTICIPATED, WHICH ALLOWED THEM THE, OF APPLICANT TO FIT ANOTHER FLOOR, UH, WHICH MADE A SLIGHT INCREASE IN THE TOTAL NUMBER OF UNITS AS WELL.
UM, THOSE TWO THINGS WERE ALSO, UM, PRESENTED LAST MONTH.
THEY'RE ALSO PROPOSING SOME OTHER, UM, CHANGES TO THE, THE MULTIFAMILY, INCLUDING ADDING A KIND OF A SERVICE COURT OFF OF THE STREET, UH, TO SERVE THE BUILDING.
THEY'RE PROPOSING TO WRAP MULTIFAMILY UNITS ON THE SOUTH SIDE OF THE GARAGE TO PROVIDE SCREENING FOR, FOR THE RAIL AND THE TRAIL AS WELL, THE COTTON BELT TRAIL, AND ALSO PROVIDING TO PROVIDING A, UM, UH, EMERGENCY ACCESS LANE ON THE SOUTH SIDE OF THE BUILDING THAT ULTIMATELY CONNECTS UP THROUGH THAT SERVICE COURT, UH, SO THAT WE HAVE FULL EMERGENCY ACCESS, UM, AROUND THE SITE.
SO THIS IS PROBABLY, OR THIS IS THE MOST SIGNIFICANT CHANGE THAT YOU'LL SEE FROM LAST MONTH TO THIS MONTH, HOWEVER, UM, AND, AND WE'LL GO THROUGH THESE.
SO THE MOST SIGNIFICANT CHANGE THAT CAME FORWARD LAST MONTH WAS THE ABANDONMENT OF TRANSPLANTING MANY OF THE EXISTING TREES.
UH, SO INITIALLY, UH, AS PROPOSED, THE APPLICANT WAS TRYING TO TRANSPLANT, UH, MANY OF THE EXISTING SCHU MAR OAKS THAT LINE THE SOUTH EDGE A FESTIVAL WAY.
HOWEVER, UM, AFTER FURTHER EXPLORATION OF THIS, IT WAS DETERMINED THAT, UH, DUE TO A VARIETY OF REASONS, IT WAS NOT A, A FEASIBLE OPTION, UH, THAT WAS BROUGHT FORWARD LAST MONTH.
HOWEVER, THERE WAS A LOT OF, UH, PUBLIC INPUT THAT THIS WAS, UM, NOT A DESIRED CONDITION, AND, AND IT WAS A DESIRE TO, UM, EITHER PRESERVE OR TRANSPLANT THOSE TREES.
UH, SO WE DELAYED THIS ITEM A MONTH SO THAT BOTH STAFF AND THE APPLICANT COULD FURTHER EXPLORE WHAT THE OPPORTUNITIES WOULD BE, UM, TO PRESERVE OR TRANSPLANT THOSE TREES.
UM, SO COMING OFF OF THAT, UM, THE LAST MONTH, UH, WHAT IS PROPOSED TONIGHT AND WHAT IS DIFFERENT FROM WHAT WAS PREVIOUSLY, UH, UM, PRESENTED LAST MONTH IS THE APPLICANT IS PROPOSING TO TRANSPLANT FOUR TREES.
IT INCLUDES TWO SCHU MART, OAK TREES, AND TWO PECAN TREES.
UH, PREVIOUSLY THAT WAS PRESENTED LAST MONTH WAS, UH, THEY WOULD PRESERVE TWO SCHU MART OAK TREES THAT ARE ADJACENT TO AND WITHIN THE RETAIL RESTAURANT AND ENTERTAINMENT NODE.
AND I'LL PUT POINT THOSE OUT ON THE, UM, ON THE TREE MITIGATION PLAN IN A COUPLE OF SLIDES.
UH, ADDITIONALLY, ONE OTHER ITEM THAT WAS CONSISTENT WITH LAST MONTH IS, UH, SOME SLIGHT TWEAKS TO THE, UH, HARDSCAPE ALONG FESTIVAL WAY TO BE MORE CONSISTENT WITH THE ADDISON CIRCLE, UM, DISTRICT STANDARDS.
SO, UM, JUST TO GIVE AN OVERVIEW OF, SET A LOT OF THE CHANGES THAT WE HAD JUST SPOKE ABOUT.
SO ON THE LEFT IS THE PREVIOUSLY APPROVED ZONING FOR THE OVERALL RENDERING, AND ON THE RIGHT, UM, ARE THOSE PROPOSED CHANGES? UH, SO YOU SEE MOST SIGNIFICANTLY,

IT'S STILL CONSISTENT WITH WHAT IS PROPOSED.
UM, YOU'LL SEE THE FESTIVAL WAY RIGHT OF WAY, UH, TODAY THERE IS, UM, ANGLED PARKING, UH, WHICH IN A VERY WIDE ROADWAY.
AND SO WHAT IS BEING PROPOSED IS, UH, REALLY TIGHTENING THAT AREA.
SO YOU HAVE TIGHTER TRAVEL LANES, YOU HAVE MORE ROOM FOR SIDEWALKS AND PEDESTRIAN AMENITIES AS WELL AS LANDSCAPING, UH, TO REALLY FORCE THE VEHICLE TO BE, UM, SECONDARY IN THAT SPACE AND NOT BE AS COMFORTABLE.
OBVIOUSLY THERE ARE SOME VEHICULAR AMENITIES IN THAT AREA AT CERTAIN POINTS ALONG FESTIVAL WAY, UM, SPECIFICALLY IN FRONT OF THE OFFICE.
UM, HOWEVER, IT'S NOT INTENDED THAT THIS IS A, UH, PRIMARILY VEHICULAR ACCESS ALL THE TIME.
SO AS IT RELATES TO TREE MITIGATION AND THE IMPACTS IT DOES HAVE ON THE SITE, UM, AS I MENTIONED THIS LAST MONTH, UH, STAFF AND THE APPLICANT, UH, CONDUCTED, UM, SITE VISITS AND, AND REVIEWS OF THE PROVIDED PLANS FOR TREE MITIGATION.
AND THE FOUR TREES THAT ARE PROPOSED TO BE TRANSPLANTED, WHICH IS THE, UM, I GUESS NEW ELEMENT THAT WAS PRESENTED FROM LAST MONTH, UH, ARE HIGHLIGHTED IN TRIANGLES ON THE TREE MITIGATION PLAN.
SO THERE ARE TWO THAT ARE GENERALLY LOCATED IN THE, UM, SOUTH CENTRAL, UH, OF THE PROJECT BELOW THE OFFICE BUILDING.
AND THERE ARE TWO THAT ARE ON THE NORTH SIDE OF WHERE THE MULTIFAMILY TOWER IS.
THERE ARE TWO, UM, EXISTING TREES THAT ARE PROPOSED TO BE PRESERVED IN PLACE, AND THOSE ARE HIGHLIGHTED IN CIRCLES ALONG FESTIVAL WAY, FLANKING ONE OF THE, UM, KIND OF RETAIL RESTAURANT, UM, BUILDINGS THAT IS PROPOSED.
SO A COUPLE OF, UH, KEY CONSIDERATIONS FOR WHY THIS CHANGE WAS NECESSARY IS THAT THE SCHU MART OAKS THAT EXIST TODAY WERE PLANTED, UH, MANY YEARS AGO.
AND WHILE, UM, AND TODAY IT PRESENTS A CHALLENGE BECAUSE IF WE CAN'T TRANSPLANT THEM, THERE HAVE BEEN DETERMINED THAT THEY'RE, UM, FOR A VARIETY OF REASONS, NOT THE MOST SUITABLE TRANSPLANT OPPORTUNITIES IN THAT AREA.
AND SO IF WE DO NOT REMOVE THEM, WE'RE THEN LIMITING OUR DEVELOPABLE AREA AND, AND, AND I GUESS PUSHING US INTO A STREET SCAPE DESIGN, UH, THAT IS NOT IDEAL FOR THIS SPECIFIC CONDITION AS IT'S, UM, PROPOSED.
SO OVERALL, UM, THERE WAS A QUESTION IN THE WORK SESSION REGARDING SPECIFIC NUMBER OF TREES THAT ARE BEING PROPOSED AND TO BE REMOVED AND ADDED TO THE SITE.
UM, SO I'LL ADD THAT OVERALL THERE'S ABOUT 930 CALIPER INCHES BEING REMOVED, PROPOSED TO BE REMOVED, AND THEY ARE, THE APPLICANT IS REPLACING ON SITE, UM, 1055 CALIPER INCHES AND WHAT THAT EQUATES TO.
UH, SO THERE'S CURRENTLY 162 TREES CURRENTLY WITHIN THE PROJECT AREA.
19 OF THOSE ARE PROPOSED TO REMAIN, FOUR OF THEM ARE PROPOSED TO BE TRANSPLANTED, AND 142 ARE PROPOSED TO BE REMOVED.
UM, I'LL ADD THAT MANY OF THOSE, UM, PROPOSED REMOVED TREES ARE UNPROTECTED AND, AND FRANKLY IN VERY POOR HEALTH AND MANY OF THEM POSE A SAFETY CONCERN.
UM, THOSE SPECIES MAY INCLUDE, UH, HACKBERRY, FOR EXAMPLE.
SO GOING BACK TO SOME OF THE FIGURES, UM, THE APPLICANT IS PROPOSING TO PLANT 205 TREES.
UH, THAT WOULD BE THROUGH A VARIETY OF SHADE AND ORNAMENTAL TREES.
SHADE TREES WOULD BE PLANTED AT SIX CPER INCHES PER TREE.
AND THEN, UM, SO IF YOU, IN TOTAL, IF YOU ADD THE, UH, TRANSPLANTED TREES, THE TREES TO REMAIN IN PLACE AND THE NEW TREES PROPOSED, UH, THERE WOULD BE 228 TREES ON SITE WITHIN THE PROJECT AREA AS PROPOSED THIS EVENING.
