SO WITH THE, THE MEMOR MEMORANDUM OF UNDERSTANDING, THIS WAS INITIALLY APPROVED APRIL 12TH AS WE MOVED FORWARD WITH THE CO-DEVELOPER AFTER THE RFP PROCESS, WE HAD AN UPDATE, UH, IN JANUARY OF THIS YEAR, WHICH HAD SOME MINOR CHANGES, UH, THE MOST SIGNIFICANT ONE BEING KIND OF THAT CHANGE TO THE RETAIL COMPONENT FROM WHAT, WHAT WAS ORIGINALLY CONTEMPLATED IN THE INITIAL MOU.SO A A FEW OTHER MINOR CHANGES TO THE JANUARY, UH, M MOU THAT COUNCIL WAS, THAT COUNCIL APPROVED TO SCHEDULE AND THINGS LIKE THAT.
TODAY'S THIRD AMENDMENT IS MORE SUBSTANTIAL THAN THE SECOND MO AMENDMENT.
UM, TOUCHING ON THE INCENTIVE AGREEMENTS, SOME OUTSTANDING, UH, DEAL POINTS OR, OR DECISIONS THAT HAD TO BE MADE THAT WE ALWAYS KNEW THERE WOULD BE AMENDMENTS TO.
THIS IS CERTAINLY PART OF THE PROCESS TO HAVE AMENDMENTS TO THE MOU AS WE REALLY WORK THROUGH THE DEFINITIVE AGREEMENTS.
THE GOAL IS TO GET TO OUR DEFINITIVE AGREEMENTS, WHICH, WHICH REALLY TIE EVERYTHING UP AS WE MOVE FORWARD AND AS THE DEVELOPERS MOVE FORWARD WITH THE PROJECTS.
SO WHAT I'LL DO OVER THE NEXT FEW SLIDES IS TALK ABOUT WHAT THOSE CHANGES TO THE, THOSE SUBSTANTIAL CHANGES ARE.
UH, OBVIOUSLY IN THE DOCUMENT WE HAVE NOT ONLY THE THIRD M MOU, BUT A RED LINE VERSION THAT SHOWS THE CHANGES.
SO YOU CAN SEE EVERY SINGLE CHANGE THAT WAS MADE FROM THE SECOND M MOU TO WHAT WE HAVE TODAY.
SO TO START WITH, THERE'S, UH, IT'S SIGNIFICANT INCREASE IN THE INVESTMENT.
A LOT OF THIS IS DUE TO, UM, TO INFLATION THAT WE'VE SEEN ON THE CONSTRUCTION SIDE THAT WE'RE ALL VERY WELL AWARE OF THAT TAKES THAT INVESTMENT UP TO 371 MILLION IN TOTAL.
UH, ONE CHANGE THAT YOU'LL SEE IN THE
UM, THAT ALSO HAS, UH, RETAIL USE.
THE TOTAL AMOUNT FOR THE PARKING GARAGE WAS APPROXIMATELY 14 MILLION WITH THE TOWN TAKING 6 MILLION, UH, FINANCING, 6 MILLION OF THE 14, AND THE DEVELOPER FINANCING 8 MILLION.
A CHANGE THAT'S CONTEMPLATED IN THE MOU IS FOR THE TALENT OF TO ISSUE THE DEBT FOR THE ENTIRETY OF THE PARKING GARAGE WITH THE DEVELOPER PAYING THE DEBT SERVICE, PAYING ALL OF THE DEBT SERVICE FOR ANYTHING OVER THE 6 MILLION.
THAT WAS OUR INITIAL OBLIGATION.
BY DOING THAT, WE GET A LOWER INTEREST RATE, UH, BY BEING A TOWN AND HAVING PUBLIC DEBT.
AND IT HELPS SOME MAKE UP SOME OF THE GAPS THAT THE DEVELOPER HAS SEEN AS, AS THEIR CUT CONSTRUCTION COST HAVE INCREASED WITH THAT.
THERE'S ALSO LANGUAGE THAT TALKS ABOUT WHAT IT MEANS FOR US TO PUBLICLY FINANCE THE GARAGE AS WE PUBLICLY FINANCE THE GARAGE.
THAT MEANS, SO THERE'S DIFFERENT, UM, CONSTRAINTS ON WHAT THOSE SPACES CAN BE, UH, HOW, HOW THOSE SPACES CAN BE CONSTRAINED, THE ACTUAL PARKING SPACES IN THE GARAGE, AND HOW THEY HAVE TO BE USED FOR PUBLIC USE.
SO THE, THE, THE M MOU DOES CONTEMPLATE THAT AND LAYS OUT WHAT THAT LOOKS LIKE.
THERE'S ALSO, UH, A, AN AGREEMENT, AN INCENTIVE PIECE THAT WE HAD IN THE INITIAL M MOU WAS FOR, UM, A MASTER LEASE WHERE, UM, FOR, UH, THE NEXT FIVE YEARS FOR UP TO 10.3 MILLION, THE TOWN WOULD HELP ENSURE THAT THOSE, THE, THE, UH, OFFICE WAS LEASED UP AS RENTS HAVE INCREASED WITH THE COST INCREASE, THE AMOUNT HAS STAYED THE SAME, BUT WE'VE REDUCED THAT TIME PERIOD THAT WE WOULD KIND OF BACKSTOP, FOR LACK OF BETTER TERM.
THOSE, UM, LEASE TO THREE YEARS FROM FIVE YEARS WHILE STILL KEEPING THE SAME TOTAL.
SO THAT DOESN'T CHANGE THE AMOUNTS IN THE MOU, BUT IT LIMITS THAT TIMEFRAME TO THREE YEARS.
MOVING ON TO THE, UH, THE AMWAY ECONOMIC DEVELOPMENT AGREEMENT.
THIS IS ONE OF THE ONE SIGNIFICANT CHANGES IN, UM, IN THE M O U ITSELF.
UH, FIRST ONE, NOT TOO SIGNIFICANT, JUST A TIMELINE CHANGE BASED ON THEIR CURRENT PLANS.
BUT THE NEXT IS, IS A CHANGE THAT YOU'LL SEE AS YOU GO THROUGH THE MOU.
THIS IS A TA, A TAX INCENTIVE THAT IS NOW AVAILABLE FOR AMLE WITHIN THE AGREEMENT.
THIS IS TO HELP MAKE UP THE GAPS THAT THEY'RE EXPERIENCING IN THE CONSTRUCTION, IN CONSTRUCTION AND IN THE MARKETS.
BUT IT'S A UNIQUE, IT'S A UNIQUE, UH, AGREEMENT THAT IT, IT COULD BE UP TO 6.5 MILLION IN TOTAL BASED ON THE NEEDS THAT AM THAT AMLE EXPERIENCES IN REALITY.
SO THEY HAVE A RETURN ON COST.
THEY HAVE A GOAL THAT THEY NEED TO HEAT TO MEET ON THEIR REVENUES VERSUS THEIR EXPENSES.
AND WE AGREE WITH THOSE, WITH THOSE GOALS.
AND WHAT WE BASICALLY SAID IS FOR A FIVE YEAR PERIOD, WE WILL HELP THEM MEET ANY GAP THAT THEY DON'T, UH, ACHIEVE THE, THE RE THE RETURNS THAT THEY NEED TO ACHIEVE.
SO IT MEANS THAT WE'RE TIED TOGETHER IN THE SENSE THAT IF THEY MEET, IF THEY DON'T MEET THE GOALS THEY NEED, THE THE RETURN THEY NEED, WE'RE GONNA HELP WITH THE INCENTIVE TO MAKE UP THAT GAP.
BUT IF THEY DO MEET THE GOALS THEY NEED AND THE MEET THE RETURNS THEY NEED, THEN WE DO NOT HAVE TO PAY THAT INCENTIVE.
SO IF MARKETS CHANGE, IF CONDITIONS ARE BETTER THAN IT'S CURRENTLY CONTEMPLATED IN THEIR UNDERWRITING, WE'RE NOT GONNA HAVE THAT OBLIGATION MOVING FORWARD.
SO I THINK THIS, WHEN YOU, WHEN YOU HAVE AN INCENTIVE AGREEMENT LIKE THIS, WHERE WE'RE TIED TO WHAT THE FUTURE LOOKS LIKE, AS OPPOSED TO COMMITTING TO DOLLARS UPFRONT

WAS REALLY SOMETHING THAT WE PRIORITIZED AS WE HAD THOSE CONVERSATIONS.SO IF YOU CAN SEE THAT WE ARE COMMITTING TO UP TO 6.5 CUMULATIVE CUMULATIVE, UM, IN AN INCENTIVE TO THEM OVER FIVE YEARS EACH YEAR, THAT THAT GRANT COULD NOT EXCEED 1.6 MILLION IN THIS REALLY, AGAIN, REALLY GOES TO HELP TO FILL THE GAP THAT THEIR, THEIR EXPERIENCES, THEY LOOK OUT INTO THE MARKET AT THIS TIME.
ANOTHER, ANOTHER CHANGE THAT WE'VE HAD IS THERE, WITH THE RETAIL IN THE FUTURE, THERE WAS A 1.5 MILLION SALES TAX INCENTIVE IN THE INITIAL M MOU, UH, WITH AGREEMENT WITH, WITH AMK AND THE M MOU, WE WILL NO LONGER HAVE THE 1.5 MILLION SALES TAX INCENTIVE.
INSTEAD, THAT WILL BE AN INFRASTRUCTURE, UH, REIMBURSEMENT, UH, PART OF THE INFRASTRUCTURE REIMBURSEMENT AS THEY ADD IN ADD INFRASTRUCTURE TO THE DEVELOPMENT ITSELF.
ANOTHER, ANOTHER CHANGE THAT YOU'LL SEE IN THE M MOU IS THAT WHILE WE, WE ARE MOVING FORWARD WITH THE CO-DEVELOPERS THAT WE HAVE BASED ON THE RFP AND BASED ON THE PROCESSES AT THIS POINT, AND WE'RE GONNA CONTINUE TO WORK WITH THEM TO TRY TO GET TO THE POINT WHERE WE HAVE AGREEMENTS READY TO APPROVE.
IT DOES GIVE THE TOWN THE AUTHORITY TO FIND A DIFFERENT CO-DEVELOPER.
IF ONE OF THE DEVELOPERS DOESN'T WORK, ONE OR BOTH OF THE DEVELOPERS DON'T WORK, AND WE AREN'T ABLE TO COME TO THOSE FINAL AGREEMENTS, WE DO HAVE THE AUTHORITY TO GO TO GO FIND ANOTHER CO-DEVELOPER IF IT COMES TO THAT POINT.
AND IT EXTENDS THE, UH, DILIGENCE DUE D DUE DILIGENCE PERIOD, REALLY IN ALIGNMENT WITH THAT, UH, WHERE THE EXTENT THE, THE TERM OF THIS NEW MOU, WHICH TAKES US OUT TO JUNE 30TH.
SO WE HAVE THAT TIME PERIOD IF IT DOESN'T WORK OUT WITH ONE OF THE DEVELOPERS THAT WE COULD GO TRY TO FIND ANOTHER DEVELOPER, UM, DEVELOPER TO TAKE THEIR SPOT.
AND THEN OTHER CHANGES THAT YOU'LL SEE IS IT, IT REFINES THE PROJECT SCHEDULES TO REFLECT, UM, OCTOBER 24TH AS A COMMENCEMENT DATE, WHICH IS JUST REALLY THE REALITY OF WHERE THE DEVELOPERS ARE TODAY.
SO WE WANTED, THIS IS, UM, UH, UH, SIMILAR TO A SLIDE THAT WAS, THAT WAS PRESENTED A YEAR AGO AT THIS TIME WHEN WE APPROVED THE INITIAL M MOU.
I WANNA BE VERY TRANSPARENT ABOUT WHAT THE POTENTIAL INCENTIVES COULD BE.
UM, AND ALL THESE ARE ESTIMATES, AND THEY'RE ALL CONTENTION ON A NUMBER OF FACTORS AS I LAID OUT WITH THE, WITH THE AM INCENTIVE THAT WE HAVE HERE.
UM, AND SO THAT MAY NOT COME TO FRUITION, BUT WE WANTED TO SHOW THE TOTAL EXPOSURE FROM AN INCENTIVE STANDPOINT.
OBVIOUSLY THIS DOESN'T TAKE INTO ACCOUNT ALL OF THE, THE INVESTMENT THAT'S BEING MADE ACROSS THE BOARD IN THE DEVELOPMENT, BUT WANNA SHOW, UM, JUST VERY TRANSPARENTLY WHAT THAT COULD LOOK LIKE.
SO YOU SEE IT'S VERY SIMILAR EXCEPT FOR A COUPLE OF LINES.
UM, AS YOU GO DOWN THE LIST, THE OFFICE LAND CONTRIBUTION THAT WAS CONTEMPLATING THE, UH, IN THE ORIGINAL M MOU, THE LEASE COMMITMENT, UM, THAT WE DISCUSSED EARLIER, THAT THE TIME PERIOD HAS CHANGED.
UM, BUT THE SAME, THE TOTAL AMOUNT IS STILL THE SAME.
WE'RE STILL MAKING OUR SAME, DESPITE US ISSUING THE DEBT FOR THE PARKING GARAGE BECAUSE THE DEVELOPER IS PAYING THE DEBT SERVICE ON THEIR PORTION, WE'RE SO ISSU, UH, RESPONSIBLE FOR THE SAME AMOUNT OF THE PARKING GARAGE.
SO THAT'S STILL CONSISTENT WITH THE ORIGINAL M MOU ON THE PUBLIC INFRASTRUCTURE.
THAT DOES, UH, INCREASE FROM 1.5 TO 3 MILLION, AND THAT'S LARGELY ATTRIBUTABLE TO THE NEXT LINE THAT OR ENTIRELY INABLE TO THE NEXT LINE WHERE YOU SEE THE SALES TAX HAS GONE AWAY.
SO THEY'RE NO, WE NO LONGER HAVE, ARE, ARE DOING THE SALES TAX INCENTIVE FOR A POTENTIAL OF 1.5 MILLION AND THAT MOVED THAT TO THE PUBLIC INFRASTRUCTURE, WHICH COULD HELP WITH THE GARAGE OR OTHER INFRASTRUCTURE NEEDS MOVING FORWARD.
THE PUBLIC FEE, UH, THE PERMIT FEE WAIVERS, UM, ARE STILL THE SAME.
THOSE ARE, THOSE ARE CONTEMPLATED IN THE ORIGINAL M O U AND HAVE NOT CHANGED.
AND THEN THE ABV TAX GRANT, WHICH WE'VE DISCUSSED TONIGHT, UH, WITH ALEY, YOU CAN SEE THAT 6.5 MILLION AS A POTENTIAL, UM, UH, COST THAT WE COULD HAVE OVER THE TERM OF, OF MOVING FORWARD.
THE NEXT PIECE, THE INFRASTRUCTURE REIMBURSEMENT.

SO WE'VE PLUGGED 7.5 IN HERE TO BE TRANSPARENT, BOTH UNTIL WE GET TO THOSE ACTUAL AGREEMENTS AND SEE ACTUAL DOLLARS WITH WHAT THE INFRASTRUCTURE, UM, IS GONNA BE.

STAFF IS MAKING OVERTURES WITH THE CITY OF DALLAS TO SEE IF THERE'S ANY INTEREST IN PARTNERING WITH CONTINUING THEIR RECONSTRUCTION UP TO PALLADIUM.UM, IF THEY HAVE THAT IN THEIR CALL, IN THEIR CIP P AND THEY, IT'S SOMETHING THEY WANT TO FUND, UH, WE'RE GONNA APPROACH AND TALK THEM TO THEM TO SEE IF THAT'S SOMETHING WE CAN INCORPORATE AS WELL INTO THIS.
THIS PROJECT WAS ORIGINALLY SCHEDULED TO BEGIN CONSTRUCTION AFTER THE QUORUM DRIVE RECONSTRUCTION PROJECT WAS DONE, AND THAT'S NOT SCHEDULED TO BE COMPLETED UNTIL MID 2027.
UM, BY PUSHING THIS UP TO NOW, WE BELIEVE WE'LL BE ABLE TO COMPLETE THIS PROJECT, UM, TO BEGIN IN CONSTRUCTION, UH, MID NEXT YEAR AND TAKE 12 MONTHS TO COMPLETE.
A MATTER OF FACT, WE'RE ONLY LOOKING AT A, PROBABLY A FOUR TO SIX MONTH OVERLAP BETWEEN THOSE TWO PROJECTS BECAUSE THE, UH, QUORUM DRIVE WILL HAVE A SIGNIFICANTLY LONGER DESIGN PERIOD THAN THE MONTFORD RECONSTRUCTION PROJECT WILL.
AND WE DON'T THINK IT'LL HAVE REALLY ANY IMPACTS, UH, TO THE TRAFFIC IN THE AREA BY HAVING TWO OF THESE ROADS UNDER CONSTRUCTION AT ONE TIME BECAUSE THERE'S A MAJOR CORRIDOR BETWEEN THE TWO OF THEM, THE D N T.
SO WE DON'T THINK IT'S REALLY GONNA HAVE ANY ADVERSE IMPACT TO TRAFFIC.
SO IN OTHER WORDS, YOU'RE GOING TO CONSTRUCT THE ENTIRE STREET AT SAME TIME.
WE'LL BE SO STILL BLOCK THE TRAFFIC, ELY? NO, WE'LL STILL MAINTAIN TRAFFIC ON MINUTE TRAFFIC, BUT WHAT WHAT YOU'LL HAVE IS A CONDITION WHERE QUORUM WILL BE UNDER CONSTRUCTION AND SO WILL MUNFORD AT THE SAME TIME FOR A FEW MONTHS AT LEAST.
AND THAT WAS ONE OF THE THINGS THAT WE HAD AVOIDED IN THE PAST, WAS HAVING ANY MORE THAN ONE MAJOR, UH, NORTH SOUTH CORRIDOR UNDER CONSTRUCTION.
BUT WE DON'T THINK THIS IS REALLY GONNA IMPACT, ESPECIALLY THE MINIMAL AMOUNT OF TIME THAT THEY'RE GONNA OVERLAP BEING IN CONSTRUCTION.
UH, THIS PROFESSIONAL SERVICES AGREEMENT WITH KIMLEY HORN COVERS ALL THE NECESSARY DESIGN WORK FROM THE VERY BEGINNING.
UM, THE CONCEPTUAL DESIGNS, THE RE-VALIDATION OF OUR BUDGETS TO, TO MAKE SURE WHAT WE THINK THE REAL COSTS ARE GONNA BE ALL THE WAY THROUGH THE DESIGN SUPPORT DURING CONSTRUCTION.
WE ALSO HAVE TASKS IN THERE FOR RIGHT OF WAY AND EASEMENT, UM, ASSESSMENT, ACQUISITION ASSISTANCE, IF THAT'S NEEDED.
WE'RE HOPING TO MINIMIZE THE AMOUNT OF RIGHT OF WAY NEEDED ON THIS PROJECT.

THE PLAN RECOMMENDED THAT, UM, WE LOOK AT A PARK IMPACT FEE STUDY THAT WOULD LOOK AT HOW LAND IS DEDICATED TO ADDISON TO CREATE PARKS, HOW, UM, FUNDS IN LIEU OF LAND COULD BE PROVIDED TO THE TOWN IN LIEU, UM, IF THE TOWN DECIDED THAT THAT WAS, UH, SOMETHING THEY WOULD WANNA PURSUE.
AND THEN, UM, ALSO LOOKED AT THE DEVELOPMENT PARK LAND DEVELOPMENT FEES OR IMPACT FEES THAT COULD ALSO HELP OFFSET COSTS IN THE FUTURE.
THERE WAS MONEY INCLUDED IN THE FISCAL YEAR 23 BUDGET OF $132,500 FOR THE PLAN STAFF ISSUED AN OR FOR THE STUDY STAFF ISSUED AN RFQ.
WE DID RECEIVE ONE BID, UM, FROM 110%.
UM, WE DID AN EXTENSIVE BEDDING PROCESS AND DETERMINED THAT 110% WAS A QUALIFIED CONSULTANT.
AND WE ARE RECOMMENDING, UM, THAT WE MOVE FORWARD WITH THE PROPOSAL THAT THEY'VE PRESENTED TO US TO, UM, CONDUCT THE STUDY.
THE PROPOSAL DOES HAVE VARIOUS STAGES.
UM, DURING THAT STAGE, THERE WILL BE A LOT OF INTERACTION BETWEEN STAFF AND COUNCIL AND THE CONSULTANT TO DETERMINE A PLATFORM AND SET A, A VISION FOR WHERE WE WANNA GO WITH THE IMPACT FEE STUDY.
UM, THERE'S AN ENGAGEMENT PROCESS WHERE WE WILL FORM A STEERING COMMITTEE.
SO WE WILL BE GOING THROUGH A PROCESS TO SELECT, UM, VOLUNTEERS FROM THE COMMUNITY AND FROM THE DEVELOPMENT COMMUNITY, UM, TO BE, UH, ON THE SERVE ON THE STEERING COMMITTEE.
THERE'S A PERIOD WHERE WE WILL DO REVIEW AND ANALYSIS WITH THE CONSULTANT TO LOOK AT ALL OF OUR DEVELOPED PLANS OF THE TRAILS MASTER PLAN, THE ASSET MANAGEMENT PLAN, THE PARKS RECREATION, OPEN SPACE PLAN.
UM, AND ONE OF THE THINGS THAT THEY'LL REALLY LOOK AT IS THE PARKS, RECREATION AND OPEN SPACE PLAN IDENTIFIED A LEVEL OF SERVICE, UM, IN THAT PLAN.
AND SO ONE OF THE QUESTIONS WILL BE, DO WE WANNA CONTINUE WITH THE LEVEL OF SERVICE THAT WE CURRENTLY PROVIDE RESIDENTS? AND IF WE DO, UM, HOW DO WE USE THESE FUNDS TO CONTINUE TO SUPPORT THAT AS THE POPULATION OF ADDISON GROWS? UM, THE END RESULT OF THE STUDY WILL BE TO DEVELOP AN ORDINANCE THAT IDENTIFIES HOW THOSE FEES ARE APPLIED TO NEW DEVELOPMENT.
ONE OF THE THINGS THAT WE WILL BE TALKING ABOUT IS THE FEES CAN BE APPLIED JUST FOR AN INCREASE IN RESIDENCE TO THE COMMUNITY OF ADD OR TO THE TOWN OF ADDISON, BUT WE COULD ALSO LOOK AT APPLYING THOSE FEES TO REDEVELOP COMMERCIAL PROPERTIES AND HOTEL PROPERTIES.
SO THOSE WILL BE PART OF THE DISCUSSIONS THAT WE'LL BE HAVING AS WE MOVE FORWARD WITH THE STUDY.
UM, IT IS ANTICIPATED THAT THE STUDY IS GOING TO TAKE ABOUT NINE MONTHS, UM, LOOKING AT IF THEY BEGIN IN MAY, WE'LL BE WRAPPING THE STUDY UP IN DECEMBER AND BRINGING THE STUDY TO COUNCIL IN JANUARY, FEBRUARY EACH YEAR.
WITH THAT, ARE THERE ANY QUESTIONS ABOUT THE PROPOSAL? HOW WOULD YOU DEFINE, UH, YOU SAID THAT THE, UH, VETTING, THE EXTENSIVE VETTING, HOW DID YOU VET JUST ONE BETTER? SURE.
SO, UM, THEY PROVIDED AN RFQ THAT LISTED ALL OF THEIR CLIENTS SIMILAR PROJECTS THAT THEY'VE WORKED ON.
UM, FROM ANALYZING THAT RFQ, WE DETERMINED THAT THEY HAD WORKED ON SIMILAR PROJECTS, THEY HAVE A GREAT DEAL OF EXPERIENCE, AND THEN WE WENT A NEXT STEP WHERE WE SET UP AN INTERVIEW PROCESS AND WE INTERVIEWED THE CONSULTANT.
IT GAVE US A LOT OF TIME TO NOT ONLY HEAR, UM, FROM MIM, THEY MADE PRESENTA A PRESENTATION TO US ABOUT PROJECTS THAT THEY HAD WORKED ON THAT ARE SIMILAR, BUT WE ALSO HAD A GREAT DIALOGUE AND DISCUSSION WITH THEM.
UM, THAT WAS VERY INFORMATIVE.

SOME OF THE CLIENTS THAT THEY REFERENCED AND ASKED THEM HOW THEIR EXPERIENCE WAS WORKING WITH THEM.AND WE GOT REALLY GOOD REVIEWS FROM THEIR CLIENT, PREVIOUS CLIENTS.
THAT'S, THAT'S WHAT I WANTED TO HEAR.
JUST NORMALLY WE, UH, KIND OF WONDER ABOUT ONLY ONE BIDER.
THE VENDOR'S GONNA TELL YOU HOW GREAT THEY ARE EVERY SINGLE TIME.
WHETHER WE OVERPAY OR, YOU KNOW, THIS IS ONLY ONE BIDER.
WELL, AND ONE THING I WOULD POINT OUT WHEN WE DEVELOPED THE BUDGET PROCESS, SO WE CAME UP WITH THE, AND OF COURSE THIS WAS BASED ON QUALIFICATIONS OF SELECTING THEM, BUT WHEN WE DEVELOPED THE BUDGET, WE CAME, STAFF CAME UP WITH $132,500 BUDGET.
AND WE DID THAT BY COMING UP WITH AVERAGE CONSULTANT FEES AND AVERAGE HOURS THAT WE THOUGHT THIS PROJECT WOULD TAKE.
AND SO THEIR COST IS $132,895.
SO THAT WAS ANOTHER WAY THAT WE CHECKED AND MADE SURE WHEN WE GOT THEIR PROPOSAL, THAT WE FELT IT WAS IN LINE WITH WHAT WE FELT LIKE WE NEEDED FOR THE PROJECT.
SO, ACCORDING TO THAT'S INTERESTING.
DO WE CURRENTLY HAVE PARK IMPACT FEES? WE CURRENTLY DO NOT.
JEN, IS THE, IS THE COST TO ASSEMBLE AND CONDUCT THE ADVISORY COMMITTEE, UH, INCLUDED IN THIS PRICE? YES, IT IS INCLUDED IN THAT PRICE.
