THERE WAS SOME TREE REMOVAL, UH, WITH THIS PROPOSED REDEVELOPMENT, BUT THEY WERE ABLE TO MITIGATE ALL, UH, LOST TREES, UH, ONSITE AND FULLY MITIGATE THAT. UM, UH, ONE THING TO NOTE HERE, AND YOU SAW THIS WITH SALAD AND GO, UH, WHEREAS NORMALLY WE WOULD HAVE A LOT OF TREES AT THE FRONTAGE, UM, THERE'S A LOT OF U UNDERGROUND UTILITIES AT THE FRONTAGE OF THESE TWO PROPERTIES. SO, UM, THE TREES THAT WOULD'VE BEEN PLANTED THERE HAVE BEEN PLANTED ELSEWHERE ONSITE, UH, BUT IT, UH, FULLY COMPLIANCE, UH, AND EXCEEDS OUR STANDARDS. UH, SO WITH THE FACADE, UH, ONCE AGAIN, THAT TWO-STORY FACADE PROVIDES A, A PROMINENT, UH, FRONTAGE, UM, UH, AT BELTLINE, UH, LOTS OF GLAZING, UH, SOME, UH, LIMESTONE VENEER, UH, LARGELY MASONRY METAL PANEL AND GLAZING CONSTRUCTION. IN TERMS OF HEIGHT, UH, FOR A COMMERCIAL STANDARD FOR A TWO-STORY BUILDING, YOU'D TYPICALLY SEE SOMETHING MORE IN THE 35 FOOT RANGE. SO WITH THIS REQUEST TONIGHT, WE'LL ALSO BE INCLUDING A CONDITION TO BUMP THE MAX HEIGHT TO 35 FEET, UH, WHICH WOULD ALLOW FOR THIS 31 FOOT TALL BUILDING, WHICH IS, UH, PERFECTLY APPROPRIATE AND COMPATIBLE, UH, WITH THE EXISTING CHARACTER IN THE BELTLINE CORRIDOR. WE ALSO ASKED FROST TO MEET WITH THE NEIGHBORHOOD JUST AS WE DID WITH SALAD AND GO AND OTHER DE DEVELOPMENT PROPOSALS. SO THEY DID CONDUCT A ZOOM MEETING WITH THE BOARD OF THE ASBURY CIRCLE NEIGHBORHOOD. UH, FEEDBACK THEY RECEIVED WAS POSITIVE OVERALL. UM, LIKE ANY DEVELOPMENT PROPOSAL, UH, THERE WAS SOME CONCERN SHARED WITH, UH, TRAFFIC AND, AND, UH, ORIENTING TRAFFIC THROUGH THE SITE. SO THEY DID ASK FOR SOME DIRECTIONAL SIGNAGE TO BE PROVIDED TO PROVIDE FOR A MORE EFFICIENT, UM, UH, AND INTUITIVE, UH, PATH THROUGH THE SITE FOR THEIR CUSTOMERS. UM, AT THE, UH, [00:15:01] FEBRUARY PLANNING ZONING COMMISSION, THE COMMISSION APPROVED THIS ITEM BY A UNANIMOUS VOTE OF SEVEN TO ZERO. SO WITH THAT, STAFF DOES, UH, RECOMMEND APPROVAL OF THIS REQUEST, UH, WITH THE CONDITION RELATED TO PROVIDING DIRECTIONAL SIGNAGE AS ALLOWED IN OUR SIGN ORDINANCE TO, UH, HELP, UH, PEOPLE NAVIGATE THE SITE EFFICIENTLY.
