THAT WAS THE REZONING REQUESTS, UH, FROM LOCAL RETAIL TO THE COMMERCIAL ONE DISTRICT FOR THE PROPERTY, UH, AT FOUR OR 5, 5, 1 BELTWAY DRIVE, UH, THAT WAS APPROVED UNANIMOUSLY BY THE CITY COUNCIL. SO, UH, THAT, UH, WE'LL GET RESOUND. AND THE CONCEPT PLAN THAT YOU CONDITIONALLY APPROVED AT YOUR MEETING, WE'LL, WE'LL GO TO FULL APPROVAL AND, UH, THEY'LL START PURSUING AN OCCUPANT FOR THAT PROPERTY. THAT IS THE LAST PART OF THE DEVELOPMENT STANDARDS PHASE, WHICH IS THE LARGEST PART OF THE DEVELOPMENT CODE PROJECT. SO WE'VE MADE GREAT PROGRESS ON THAT. SO WE WILL HAVE, UH, AN ADVISORY COMMITTEE MEETING, UH, TO KICK THINGS OFF, UH, IN THE AFTERNOON OF AUGUST 25TH. AND THEN WE'LL BE DOING A VIRTUAL COMMUNITY OPEN HOUSE, UM, COVERING ALL THREE PARTS OF THE DEVELOPMENT STANDARDS PHASE THAT WILL BE BROADCASTED ON SWAG YET. AND WE'LL RECORD IT AS WELL. WE CAN STILL DO A HYBRID FORMAT, BUT THAT WILL REQUIRE US TO HAVE A QUORUM OF FOUR MEETING IN PERSON. AND IN ORDER FOR US TO HAVE A MEETING. SO FOR FOLKS THAT MAY NOT BE ABLE TO MAKE THE, THIS WORK SESSION MEETING, UM, IN PERSON, WE CAN DO THAT HYBRID FORMAT. BUT ONCE AGAIN, WE NEED TO HAVE THAT QUORUM OF FOUR. AND THEN THEY GET SENT OUT TO STAFF AND STAFF PROVIDES WRITTEN RESPONSES TO THOSE QUESTIONS, AND THAT GETS READ DISTRIBUTED TO THE WHOLE GROUP, UH, PRIOR TO THE MEETINGS. SO THAT'S A, UH, AN OPTION THAT WE COULD DO IN LIEU OF MEETING. IF WE CAN'T GET HER GET EVERYONE'S SCHEDULE TO ALIGN, I'LL SHOOT OUT, UM, UM, A LITTLE POLL. IT'S A, UH, THEY DO, UM, PROBABLY THE BULK OF THEIR ORDER IS PICKUP AND, AND ORDERS THAT GO OUT. YOU CAN GO IN THERE AND HAVE, UH, ORDER JUICE, ORDER PREPARED FOODS. THERE'S VERY LIMITED SEATING, UH, 12 SEATS, NO ALCOHOL SALES. UM, THE, THE FACADE IMPROVEMENTS WERE ALREADY DONE. THE LANDSCAPE IMPROVEMENTS TO THE CENTER WERE DONE WITH THREE DEVELOPMENT PROJECTS. SO NO ISSUES FROM A PLANNING STANDPOINT, BECAUSE THE COMMISSION HAVE ANY QUESTIONS ON PREST YEAH. VACATION, UM, IN A SITUATION LIKE THAT, IF THEY HAD GONE AHEAD AND DONE SOMETHING THAT WAS GROSSLY IN VIOLATION OF REGULATIONS, WHAT WOULD HAVE BEEN THE TOWN'S POSITION? UM, WE WOULD OF HAD TO ENFORCE THE ZONING, UH, IF, IF THERE WERE ZONING ISSUES, UH, WE WOULD'VE HAD TO ENFORCE HIS NAMES. SO WE WOULD HAVE WORKED WITH THEM TO ADDRESS THE ISSUE AND, AND WORK THROUGH THE CHALLENGES AND, AND THAT CAN HAPPEN. UM, IT'S NOT SOMETHING THAT I'VE OBSERVED HAPPENING IN ADDISON. UH, THEY ORIGINALLY DEVELOPED IT FOR IT TO BE A VIRTUAL, UH, RESTAURANT OR THE TERM THAT'S OFTEN BEING USED NOW AS GHOST KITCHEN. SO IN OTHER CITIES FOR THIS CONCEPT, UH, IT'S ESSENTIALLY OPERATING OUT OF A DICKIES SPACE. IT'S USING DICKIE STAFF, IT'S USING DICKIES KITCHEN, BUT IT'S NOT WHAT'S ON THE DOOR. UM, THIS CONCEPT IS A REALLY INTERESTING RESTAURANT CONCEPT IN THAT IT'S A FUSION OF, OF REALLY PROBABLY TEXAS TWO OF TEXAS'S MOST WELL-KNOWN, UH, RESTAURANT CONCEPTS, UH, UH, UCHI UH, WHICH IS, UH, A JAPANESE CONCEPT, UH, THAT STARTED IN AUSTIN. AND THEN FRANKLIN'S BARBECUE, WHICH IS A, A BARBECUE CONCEPT, BUT STARTED IN AUSTIN. UH, UH, SOME, SOME MAY BE FAMILIAR WITH THAT. IT'S, IT'S, UH, WELL KNOWN FOR ITS VERY LONG WAIT TO GET THE SERVICE THERE. UM, BUT, UH, THEY HAVE, UH, OPENED THEIR FIRST LOCATION, UH, IN AUSTIN, ON SOUTH LAMAR. UH, THE INTERIOR OF THE RESTAURANT, UH, CARRIES OUT THAT THEME AS WELL. UM, AND THIS CONCEPT IS ALSO, UM, UH, HIGHLIGHTING, UH, QUITE A BIT OF AND PROVIDING QUITE A BIT OF PATIO SPACE, UM, WHICH IS, UH, DEFINITELY, UM, A REFLECTION OF THE PANDEMIC CONDITIONS, BUT ALSO, UH, THE, THE MARKET CONDITIONS IS, IS THAT'S, UH, A HIGHLY DESIRED, UM, FEATURE FOR THESE PROPERTIES. UH, THAT'S CONSISTENT WITH WHERE WE ARE IN THE DRAFT UDC, AND THAT'S CONSISTENT ALSO WITH MANY OF OUR COMPETITORS CITIES AS IT RELATES TO PARKING. SO STAFF IS COMFORTABLE WITH WHAT LAURA PROPOSES THERE. UM, THEY ARE GOING TO BE WITH THIS PROJECT, UH, PROVIDING FOR A SIX FOOT SIDEWALK AT MUMFORD THERE AND NOT QUITE GETTING THE FIVE FOOT BUFFER BETWEEN THE SIDEWALK AND THE TRAVEL LANES. UH, THEY PUSHED AS HARD AS THEY COULD ON THAT. UH, THEY CONDENSED THEIR SITE A BIT, UH, TO TRY TO ACHIEVE THAT.
